In the meantime, here are 5 things to think about before you walk through those model homes and fall in love.

1.  Know what Communities fit your needs.

  • Check out to search most new home communities.
  • Ask your Realtor about  other communities and those planned for the future.
  • Work with your Realtor to make a short-list of those that work for you.

2.  Have your own Realtor®  representation.

  • Your Realtor®  will look after your best interests.  The onsite Realtor® looks after the Builder’s best interests.
  • Builders require your Realtor to register you on your first visit in order to represent you.
  • From negotiations, to lot choice, to upgrades,  your Realtor’s experience is to your advantage.

3.  Check out the Builder.

  • Look for a builder with a solid reputation for building quality homes.
  • Talk to other Buyers who have bought from that Builder.  Your Realtor can set this up.
  • Check out the Builder’s Warranty and their track record of honoring their warranty.

4.  Understand the true cost of the finished home vs. the advertised price.

  • The fit and finish of the model homes do not represent what finishes come standard.
  • Ask your Realtor for a list of standard features, common upgrades, and their associated costs.
  • Home builders offer upgrades/changes to their “standard” home which can increase the advertised price by 5-10% or more.  A $600,000 home easily becomes $630-$650,000.

5.  Find out what ongoing costs are associated with ownership of the home.

  • Is there a Home Owners Association and if so, what are the monthly dues?
  • Is there Mello Roos Tax on the Property?  Mello Roos can be $350 per month in some communities.
  • Does the home have Solar that will need to be leased by you?
